YUSUKE HAMADA

Mr. Yusuke Hamada joined Takagi Building in December 2017 and is now in his fifth year. He is involved in on-site operations for the BIRTH business—including LAB, WORK, IN-RESIDENCE, and DINING—, the rebuilding of the Ginza Takagi Building scheduled to open in 2023, the building management of the Azabujuban Takagi Building, the Kanda Takagi Building, BIRTH IN-RESIDENCE Azabujuban, BIRTH IN-RESIDENCE Tobitakyu, as well as real estate sales and leasing transactions.

You previously worked in real estate as well. After joining Takagi Building, what differences have you noticed?

“After graduating, I worked for a major real estate company and a condominium management company before joining Takagi Building. I gained experience in land acquisition for condominiums, sales brokerage, and condominium management. There were differences with Takagi Building—both good and bad. My previous company was a ‘condominium management company,’ while Takagi Building is a ‘building management company.’ Condominiums and office buildings look similar but are fundamentally different, so there were moments of confusion.”

How does it differ from working at a major corporation?

“The speed is completely different. In a major company, even if you have something you want to do, you often need approval from a section chief, then a department manager, and then through a meeting. At Takagi Building, you tell the president and he makes a decision right away—that difference in ‘decision-making authority’ is huge. For example, when we receive an application from a client, a major company would pass the decision from the supervisor to the branch manager, which takes time. At Takagi Building, it takes five minutes. As someone responsible for the work, it’s much easier because we can move with a real sense of speed.
On the other hand, one thing that surprised me was ‘having to do everything myself.’ For example, we clean offices and properties, even the restrooms. If supplies run out, we go buy them ourselves. At a major company, you can just ask the person in charge and they’ll do it, but that’s not how it works here.
However, this also means the good side is ‘being able to handle everything yourself.’”


“I also oversee the on-site operations of the ‘BIRTH Project,’ launched in Kanda in 2017 to support the growth of startup companies. At the time I joined, coworking spaces were still few in number, and it was a completely new experience for me. I had to learn so much and desperately tried to keep up with the president and my seniors. When working with an external producer on the ‘BIRTH LAB’ that opened in Azabujuban in 2019, I initially had no idea what they were talking about. Since then, I’ve witnessed firsthand the ‘driving force of Takagi Building, which continues to take on new challenges.’”

You’re also in charge of the Ginza Takagi Building set to open next fall, correct?

“This is exactly the kind of work you can only experience at Takagi Building—not at a major corporation. At a major company, you may be involved at the final stages, but you never get to be part of the process from the beginning—such as purchasing land or developing the concept. I often think, ‘I can’t believe I’m being entrusted with this.’
The president leads the concept design and planning, and the architects bring our ideas to life. You can witness up close how a building is actually constructed, thinking: ‘So this is how a building comes to be.’
When buying land—for Ginza as well as for the Azabujuban building—the president, Mr. Takagi, communicates our ‘intentions.’ His policy is to ‘carry on the wishes of the previous owner.’ It’s not just about the price—there are important values we learn through this process. I believe the ‘Ginza Takagi Building’ will become our flagship building, looking ahead to the next 100 years of Takagi Building.”

What qualities are necessary to work at Takagi Building?

“No matter the job, I think it’s important to approach it with responsibility—studying what you don’t understand, and completing tasks while learning from those around you. When I look at the employees and everyone involved with Takagi Building and BIRTH, I feel that many of them carry strong intentions or beliefs toward ‘achieving something.”

Takagi Building’s philosophy is "Walk a 91° Life." What is that extra "1°" in your life?

“The BIRTH business began with me not knowing anything, but being able to experience so many new things and see worlds I never knew is incredibly enjoyable. I think each of these efforts represents my ‘one degree’ moving forward.
I used to only handle real estate sales brokerage and condominium management, but to ‘run alongside / accompany’ the aspirations of BIRTH users, I need to stay leaning forward. Being able to interact with so many different people is one of the most rewarding parts of working at Takagi Building.”

HIROYUKI TAKANAMI

Hiroyuki Takanami, currently in his 13th year since joining Takagi Building in 2009, serves as the General Manager of Headquarters. His work is not limited to management but encompasses an incredibly wide range of duties. His role includes human resources, planning and budget review for renovations across both office buildings and apartments, negotiating and overseeing construction work, and administrative compliance involving fire safety, waste disposal, health centers, and legal documentation. On the operational side, he handles tenant relations ranging from coordinating move-in and move-out construction to unclogging toilets, and performs light repairs such as replacing door closers and lighting ballasts, landscaping, painting, and cleaning. He even covers shifts for building managers, among other tasks.
